bicycle frame sizes? how do i measure it?

hi i have a specialized Hardrock 2.
wheel size 26″ how would i tell the frame size.
reason being im selling it on ebay, and got loads of questions asking how big the frame size is?

Normally, the size of the frame means the length of a seat tube from the center of the bottom bracket (crank bolt) to the center point of the top tube where it meets seat tube.
