Low ping, high speed but laggy gameplay on PS3

I have been searching the internet to find the answer to my problem but have had no luck.
I have done a ping test, which got a A rating. I have done a speed test which gets between 40mbs and 90mbs download and 40 to 80mbs download… seems like a dream connection. But whatever game I play on my PS3 I have unbelievable lag even though the game shows me having a strong connection.
I am completely mystified and would appriciate any help
I am in university accommodation, could this be affecting my connection?

if its not shared network then it must be problem with ISP

Remember that the connection speed and ping varies depending on the host in the game.

And its every game, and the connection bar in the games show 3/4 bars or 4/4.
It is a shared network with other people on campus, would that affect it?

might, if they are doing some type of load balancing or limiting connections to the gaming networks
talk to your network admin
those speed tests are like all tests, not real world usage

How is a speed test not real world usage O_o? It tells you fast you download a file by….downloading a file…..its not a simulation its just like downloading any file.
The only issue I can think of is that some ISP’s give you a burst of speed for the first couple MB’s, if the sample file is smaller than that amount your results will not be accurate for downloading large files.

downloading that file only tests how fast that file downloads, it don’t test the entire ‘net

you could also open up your ports. usually just google your router model number + portforwarding + ps3
so for example for me it would be westlink 6000 port forwarding ps3

The University might be scanning packets but letting ICMP flow freely.
