Getting out of a lease, is it possible?

That’s up to the landlord, if it can be canceled completely and both move out.
Proably not, since there is a reason it is a contract for a certain time, they don’t to those just for fun, so that people can get it, and then just say, “no I don’t feel like staying here it anymore” and pack up and go.
Otherwise, the guy has to would have live there on his own and pay the full rent, if possible.
Take the lease to a lawyer. If there is a way out of it, he will find it.
You best bet is to find a subleaser.
actually, there is nothing you HAVE to do. the girl can move out any time she wants, a Lease just states that the apartment is being rent out to those 2 certain people for a certain amount of time, now weather you want to live in there or not doesn’t concern the landlord, but you WILL have to pay the rent for that whole year, failing to do so will result in eviction and maybe even be taken to court. all in all, she is allowed to leave regardless of the lease agreement. I’m not sure about being taken off the agreement but its not a big concern as long as you speak to your landlord, most landlords aren’t bottom when it comes to small situations like that. As long as he or she sees that you are gonna stay there and live for the rest of agreement, it will be fine.
Well the point would be that she doesn’t want to pay any rent anymore..

Yes there are many different ways to break a lease, read over your lease and find out what is and is not covered…. Usually one sure way is to have a type of mold growing in the place. Of course you will need to get the health department involved because the landlord will need proof that the tenant/s are at risk of a mold. The landlord will try to help you out but you can pull the “well that’s not really assuring” card and then the reason for the broke lease is that the landlord and tenant could not come to a compromise regarding the health issue.
This is an example but there are many other ways to break a lease. Some others that you may be able to get out of a lease is… maybe you need to move, have no job and cant afford rent… getting married etc… but that’s up to the landlord. Good luck.
Best option is get a lawyer and sort this because a lease is a legal document binding the people who signed it by law, but a relationship between a boy and girl has no legal boundaries but when the relationship breaks it can cause domestic violence and arguments when it comes to sorting things between the two and especially something like an apartment where you have to pay rent, its better to sort this out with a lawyer who can clear things in a more calm and appropriate manner, otherwise either the girl can look for someone to stay with the guy for the remaining lease and pay the remaining rent(which should be specified in the agreement to avoid future problems) or the guy should find another person to rent the apartment with who will replace the girl so that the lease still holds, the guy and girl leave each other and no legal actions are made against either of the two
